Step-by-Step Guide to File Your Property Tax Return Online:
Before you start the process, keep your notice and a copy of last year’s tax payment receipt at hand. Please follow these steps to complete filling your property tax return
Step 1:
Log on to http://ptax.nagarseva.in and enter your notice number to access your self-assessment form.
Step 2:
Fill the online self-assessment form by providing details about your property.
Step 3:
Submit the form after verifying the details.
Step 4:
A verification code shall be sent on the mobile number provided by you. Please enter the code to file your PTR online. A confirmation message shall be sent to your registered mobile number.
Step 5:
You can download the filled Self-Assessment form. Please sign the hard copy of the self-Assessment form and submit the same along with copy of your last tax payment receipt to circle office of PMC.
Step 6:
Please select your preferred channel for tax payment and generate your challan online. Please pay your tax to the selected channel within the validity of the challan.
Step 7:
You may log-in to http://ptax.nagarseva.in by using your PID and registered mobile number to see your property details and PTR status online.
Property Tax Return Filling System:
Property tax is the principal source of revenue of Patna Municipal Corporation to upkeep the basic civic services in the city. At present there are around 250 thousand holdings in the records of the corporation. As per new rule, annual property tax becomes due on the property tax owners on 1st April of every financial year and it has become legal obligatory on the property tax owners to file their property tax return annually and pay taxes to the corporation.

While filing one’s property tax return, one is expected to voluntarily declare true information regarding their holding like built-up area, rateable area, and road on which located etc. Provisions of hefty penalties are there in the rules. Here you can find the list of roads in the Patna Municipal Corporation under Principal Main Road, Main Road and Others categories.
Since it is the first time that property tax has migrated from demand-based to self-assessment based system, PMC decided to generate awareness among the tax payers about the new system by sending notices to each and every holding present in the records of PMC. Around 250 thousand notices have been generated and being served door-to-door. If you have not received your notice, please search your property & notice by providing PID or Old/New Holding No. or Owner Name or Owner’s Father/Husband Name.
Please provide only few search parameters in case of querying the database based on Old/New Holding No. or Name. In case you find more than one notices against your holding, please file PTR against only one notice. If you are unable to find your notice no., please contact your nearest civic centre with last year’s tax payment receipt. They will help you file your property tax return.
After filing the PTR, please sign the hard copy of your Self-Assessment Form and submit it to circle office of PMC or at your nearest civic center along with self-attested copy of last payment receipt. Please remember that without submission of hard copy of SAS and copy of last payment receipt, PTR process for any particular holding shall not be considered complete. Please remember that property tax return can be filled against any notice number only once. No request for modification in the submitted data shall be entertained at a later stage.
Property Tax Return can be filled at any of the civic centers or cyber cafes empanelled with PMC. You may find the list of civic centers and empanelled cyber cafes here. Please download the reference form for filing self-assessment form here and give the filled reference form to Civic Center/Cyber Café operator to file you return.
If you are doing self-assessment of your holding for the first time, please visit your nearest civic center or RTPS counter in Circle offices of PMC with self-attested copies of your registry paper, electricity bill, photo ID of owner ( in case of company/firm, copy of MoA with photo ID of authorized representative). Please download the reference form for filing self-assessment form here. Civic Center or RTPS operator shall file your return and provide a system generated PID for your holding. Please submit the signed copy of self-assessment form and other documents to the Civic Center/RTPS operator.
After filling the PTR, please generate the challan by selecting your preferred payment channel (Civic Center/PNB or SBI Branches/Municipality) for depositing the taxes.
