Online Time Slot Booking :

Steps :
1. Click on e-Stepin.
2. Click on Booking button.
3. Select District Name.

4. Select Sub Registrar Office.
5. Select Date and Click Proceed.
6. Available Time Slots are in Green color & Booked time Slots are in Red color.

7. Select Time slot of your choice.
8. Click on relevant “Available” button.
9. Enter Citizen Reference Number (CRN) and click on “Verify CRN No.” button.

10. Verify your identity by entering your mobile number and you will get OTP(One Time Password) on this mobile no. Please enter OTP and Click on “Verify”.
11. Enter basic details of applicant like Name,Email Id,Address.
12. Click on Reciept button for reciept printing.

Important points :
1. Login is not required for booking time slot by citizen.

2. Three time slots are available right now, 11:00 AM, 11:30 AM and 12:00 Noon for a working day.
3. Citizen Reference Number(CRN) is must for time slot booking.

4. Citizen Reference Number(CRN) can be obtained from official website by using option property valuation for citizen and entring property and party details.

1. When is the duty of the conveyance on the power of attorney?

3. What is the stamp on stamp (lease) or lease agreement on which amount and at which rate?
Stamp duty under Article 33 on contract of lease and lease (agreement) is payable as under :
I. If the arrangement for leasing only is in lease or lease agreement and no premiums, penalties or advances have been taken, then stamp duty on rental amount is payable at the following rate as per the lease period

(A) If lease or lease is less than one year, then the rate of 5% on the total rental amount payable under that lease.
(B) The provision of stamp tax at the rate of 5 percent on the average rent of two years on leases of more than one year but for 20 years.

(C) 5% of market value will be payable on lease of more than 20 years.
(D) If there is no fixed period of lease, arrangement of lease property for 5% duty has been made on the market value.

(E) 5% of the market value on Shastu lease is stamp tax payable.

II. If there is no lease arrangement and there is a provision for payment of premium or file or advance or development fee or security, then the rate of 5 percent on the premiums, fine, advances, development charges and amount of security in lease up to 20 years.

And if there is a lease of more than 20 years or lease without penalty or period, the provision of taking 5 percent on the property value of the property has been taken.

III. If there is a provision to secure the premium or penalty or advance amount along with the rental, the development fee will be secured, then the lease of 20 years in the lease for the average of two years and the premiums, penalties, advances, development charges and securities in lease.

At the rate of 5 percent on the amount And if such lease has not been for 20 years or the period or period of grace, then there is a provision to take the rate of conveyance on the property value to 5%.

Concession in Stamp Duty : Notification No. F.4 (4) Finance / Tax / 2003-223 dated 5.3.2003 lease less than 20 years in which only fixed rent is due and no premium is payable, the stamp fee will be considered as follows

I. In the case of residential purpose- 1 percent on an average rent of one year
