KMC Unpaid Property Tax
PD Bill :
Periodic Demand bills, which are issued annually, based on the last decided valuation of the property

F/S Bill :
Fresh/Supplementary bills, which are issued immediately after a hearing to reflect any changes to the earlier issued bills. Fresh bills are also issued after the first assessment of a property
What is Letter of Intimation (LOI)?
Letter of Intimation (LOI) is issued against outstanding tax bills (PD or/and F/S)
LOI contains the following tax bills :
All unpaid F/S bills which attract penalty
All unpaid PD bills which were issued prior to the current financial year
Such outstanding bills can only be paid against the LOI.

This printout can be produced at any common collection centers to make the payment.Please contact the

Know About Property Valuation Method :
KMC follows Annual Ratable Value Method for arriving at Annual Value. If the owner uses the property, then “Reasonable Rent Method” is applied using the assessment department database. The property is compared with similar properties in the same location and the monthly rent is determined. This monthly rental figure is multiplied by 12 in order to arrive at the annual rental figure (say A). 10% is deducted from A as a statutory maintenance allowance to arrive at Annual Value.
If the property is tenanted, then the exact monthly rent (including service charges if any) is multiplied by 12 less 10% statutory allowance to arrive at the Annual Valuation.c. In case of Theatre/Cinema halls, 7.5% of the Gross Annual receipts (excluding taxes) is fixed as Annual Valuation for the Hall.
