BBMP Property Tax System
This form can be used for full payment or payment by installment. [Please read the Instructions to taxpayers given here under before filing the return]

Instructions To Taxpayers:
1. If the property tax return for the previous year has not been filed, property tax for the current year shall be accompanied with the return and dues, if any for the previous years.
2. Additional Depreciation cannot be claimed for the year 2017-18 and 2018-19 as depreciation can be claimed once in a block period, i.e from 2016-17 to 2018-19
3. If revised return for any year has been filed, then the return for the current year shall be on the basis of revised return filed.
4. In case if any tax was paid in advance and after adjusting for the tax for the previous years, if there is still a balance, it will be paid back through Cheque or DD after due verification.
5. If property tax is paid in two installments for the current year, then same form is used for second installment.
6. 5% rebate on total property tax to be paid could be availed, If you are paying full amount in one installment.
7. If you are making payment for previous years (arrears payment) , payment shall be made after generating challan for each previous year.
8. Right now you can make the payment towards your property tax if you already paid the property tax at least once, by using your SAS BASE APPLICATION NUMBER or PID NUMBER. If you are paying the property tax for the first time kindly wait for a while.
9. If you are a defaulter, system calculate the interest automatically for the defaulted period at the rate of 2% per month.
10. If you are paying through DD or CASH, receipt could be generated instantly. But for the payment through cheques, receipt can be generated only after the realization of the cheque amount.

1. Why has the published guidance value been chosen to classify the zones for property tax?
In Bangalore, like in any other part of the country, we do not have an active and reliable real estate market that publishes the rental rates of every street.
The published guidance value of the Department of Stamps and Registration is the only objective tool available for making a reasonable classification of zones. Other methods of classification will be too subjective and run the risk of official discretion. The guidance value route is adopted in other Corporation in the country.
2. Will my tax go up under property TAX Revesation?
Property tax has not been revised since the year 2008-2009. Hence, during revision it is normal for the tax to go up. However, in order ensure that tax payer is not affected by more than one jump, the jump in zonal classification has been limited to the next higher zone only.
Ex : If an area / street under the SAS 2008 was classified under F zone, but in the present notification is classified in D Zone, then the properties in such street / area shall be restricted. To next higher Zone i.e. E zone., and not the revised rate of D zone for the current block period.
3. If a property is vacant, will it be counted as self occupied or rented.
You can declare it as self-occupied so long as it is not tenanted. Once it is tenanted, you should file a return and declare the changed status.
4. If my building is demolished and is under construction on what should I pay property tax?
If the building is demolished and whether or not the construction has commenced, tax has to be paid on the vacant land.
